François has been investing in real estate since 2012. In 2015, he founded Investissement Budapest.

That adds up to fourteen years in real estate, ten of them in Budapest before the move to Bali in 2022. In that time: around sixty renovations carried out from start to finish, fifty-four completed transactions, and a similar number of properties managed for investors, mostly French-speaking.

The job, in practice: choosing the right property, showing up on site more often than strictly necessary, knowing when to walk away from a deal that doesn't tick every box even under time pressure, and never quoting a return that can't be explained line by line. That discipline hasn't changed in ten years. Only the ground has.
Investissement Budapest deliberately remains a free decision resource. Its data, guides and tools help people assess the market without a property to sell or a transaction commission. A small number of one-off consulting reviews may be accepted, rarely and only after case selection.
Since 2022, François has concentrated most of his work in Bali. He leads DALLEAU, an owner-side development office for private residences and serviced estates. Bee My Guest is appointed separately for operations, staffing, maintenance and hospitality.
