What the calculator actually does
The first step answers a purchase-capacity question. An acquisition budget covers purchase, transfer duty and legal fees; an all-in budget also includes the selected renovation, contingency and setup costs.
Price data use the median for the relevant 35–59, 60–99 or 100–150 m² band. Where a band is limited, the result is labelled accordingly.

How to read the output
The comparable renovated value is an asking-price reference for the same size band. The difference to total project cost is not a profit, resale guarantee or formal valuation.

What does this calculator estimate?
It estimates accessible apartment size, acquisition costs, the selected renovation budget and an indicative rental scenario across seven districts. It is not a valuation, construction quote or rental study.
Does the budget mean purchase price only?
You can choose an acquisition budget covering purchase, transfer duty and lawyer, or an all-in budget including the selected renovation and contingencies.
Why is renovation not fixed per square meter?
A full renovation benchmark of €1,778/m² including VAT remains available, but the default mode lets users enter a real works budget, a percentage of the full program or a custom cost per square meter.
How is the room count estimated?
The student scenario suggests roughly one room per 18 m² of total area. It is editable and must be confirmed against the floor plan, windows, structural walls and bathrooms.
Does the calculator provide a guaranteed rent?
No. Room rent is an editable assumption. For a whole apartment, users must enter their own rent until a comparable rental dataset is integrated.
Is the difference to renovated asking value a profit?
No. It is the difference between estimated total project cost and a comparable asking value. It is not a transaction price, net margin or guaranteed future value.
